Project scale: Land Use Structure Summary: The total area of the intended land use is 127,810 m2, comprising the following areas: commercial residential land 31,732.47 m2; social housing land 8,745.09 m2; educational land 2,310.28 m2; commercial service land 4,722.08 m2; green space land 7,712.2 m2; technical infrastructure land 839.24 m2; transportation land 67,945.31 m2; parking land 3,803.33 m2. Anticipated Architectural Scale: The investment involves the construction of commercial residential row houses, row houses within the residential area, and comprehensive technical infrastructure in accordance with the detailed 1/500 urban development plan for the New Rural Residential Area Project in Hong Phong Commune, An Duong District, Hai Phong City. This plan was approved by the People's Committee of An Duong District in Decision No. 3278/QD-UBND on September 20, 2022. It includes: Investment in the rough construction and completion of the exterior of residential clusters (HH01-HH05; LK01-LK12) situated along the main axis of the residential area to ensure comprehensive management of architectural landscape and structure: Residential and commercial service buildings (HH01 – HH05): Number of residential units under rough construction with completed exteriors: 73 units; Total land area: 7,089.4 m2; Total construction area: 6,145.15 m2; Number of floors: 05 floors; Total approximate floor area: 31,095.76 m2; Building density from 82.6% to 92.5%. Row houses (LK 01 – LK 12): Number of units: 329 houses; Total land area: 24,642.9 m2; Total construction area: 22,686.04 m2; Number of floors: 05 floors; Total approximate floor area: 101,322.29 m2; Building density from 83% to 100%. Social Housing Project: Social housing units 5-story building; Total construction area: 5,247.1 m2. Commercial and Service Center: 03 floors Construction area: 2,832.2 m2. Construction of a 2-story kindergarten, accommodating 125 children.

Project implementation progress: Project Duration: 50 years, starting from the date when the investor is determined to be allocated land or lease land. Project Implementation Schedule: Capital contribution and mobilization of funds will follow the construction progress of the project. Basic construction progress and commencement of operation or operational exploitation: 60 months from the date when the City People's Committee issues a decision on land allocation or land lease
