Investment objectives: Accomplish the approved detailed construction planning of 1/500 scale; create a land fund to develop housing for people, contribute to accelerating the pace of urbanization in Thanh Hoa City and Dong Son District; effectively exploit land fund, create revenue for the State budget
Project scale: Invest in complete and synchronized technical infrastructure works (drainage system; water supply system; power supply system, lighting electricity; ground leveling; traffic; green space land - water surface; green spaces - sports; green space land - green parks, key technical infrastructure, parking lots...); public works (NVH); Culture and Sports Center works; High school works, commercial service works; social housing projects; rough construction and completion of the facades of 470 adjacent residential land lots according to detailed construction planning at a scale of 1/500 of the Northwestern residential area on the Western ring road in Dong Thinh Commune, Dong Son District and Dong Tan Ward, Thanh Hoa City that has been approved by the People's Committee of Thanh Hoa Province in Decision No. 1300/QD-UBND dated April 18, 2022 according to the provisions of law. Summary of basic requirements of the project: The construction investment plans under the project must comply with the scale, land area and criteria on construction density, land use coefficient, height... according to Detailed construction planning at a scale of 1/500 of the Northwestern residential area on the Western ring road in Dong Thinh Commune, Dong Son District and Dong Tan Ward, Thanh Hoa City that has been approved by the People's Committee of Thanh Hoa Province in Decision No. 1300/QD-UBND dated April 18, 2022 and ensure the synchronization of the project. Current status of the land area: The land for the project includes residential land, land of Xuan Thanh Company and agricultural land of households and individuals in Dong Thinh Commune, Dong Son district and Dong Tan Ward, Thanh Hoa City; Inland canal land, irrigation traffic land serving agricultural production, cemetery land, managed by the People's Committee of Dong Tan Ward, Thanh Hoa City and Dong Thinh Commune, Dong Son District; these land funds are scattered, long, and narrow in the field areas; there is not enough area to form a concentrated area according to the detailed planning at a scale of 1/500 approved by the Chairman of the Provincial People's Committee to form an independent project and has not been compensated for site clearance
