Project scale: Planned land use area: 8.23 hectares; - Population scale: About 4,100 people. - Construction scale: Renovation, construction of new urban technical infrastructure, and construction of facilities including: + Mixed-use commercial and residential buildings consisting of 550 apartment units, with a total land use area of about 6,587 m2, a maximum height of 20 floors (2 floors for commercial and service purposes, 18 floors for residential purposes), and a total floor area of about 54,738.1 m2; + Low-rise attached houses consisting of 172 units (with rough construction and complete exterior finishing), with a total land use area of about 15,676.5 m2, a maximum height of 4 floors, and a total floor area of about 59,970.8 m2; + Kindergarten, green parks - sports grounds, roads, parking lots, and synchronous technical infrastructure. - Products and services provided: 550 apartment units, 172 attached houses, and synchronous technical infrastructure. - Allocation of land fund for social housing development: The project allocates 5,882.1 m2 of land fund for social housing development; 500.2 m2 for a medical station; and 4,941.3 m2 for a comprehensive school. After completing the technical infrastructure construction, the investor will hand over these land plots to the local government for investment and construction according to regulations. - Preliminary investment plan for urban infrastructure construction and management within and outside the project scope: The investor is responsible for building infrastructure works according to Project Master plan and handing them over to the State according to regulations
