Investment objectives: To invest in complete synchronous construction of the technical infrastructure according to the approved zoning plan, including ground leveling, traffic, water supply and drainage, electricity supply, trees, etc; to create construction ground for social and public works; to construct rough part of houses according to regulations, thereby forming a modern and synchronous new urban area, meeting the housing needs, realizing urban construction planning. To concretize the general planning of Cao Bang city to 2030 with a vision towards 2050 and the zoning plan of 1/2000 scale in the urban development project area 4A1 in De Tham ward, Cao Bang city
Project scale: a) Building a new urban area on a land area of about 495,903m2 (49.59 ha) including technical infrastructure works (the works include traffic system, surface drainage system, wastewater collection, drainage and treatment system, electricity supply, lighting, communication, trees etc.), commercial housing, trees - parks, water surface, amusement parks and auxiliary service works according to the construction zoning planning at the scale of 1/2000 approved by the Provincial People's Committee in Decision No. 1741/QD-UBND dated September 21, 2020 and detailed planning at the scale of 1/500. b) Preliminary housing structure: Commercial housing: about 1,011 street-face adjoining houses, adjoining houses, and detached villas. It includes: 340 street-face adjoining houses, 147 adjoining houses, 24 detached villas which are constructed the rough part and completed the facades according to the approved design. About 225 street-face adjoining house land lots and 275 adjoining house land lots. It is expected that the land use right will be transferred in the form of subdivision and then sold to the buyer to build the house by themselves (The specific and exact location will be determined when the project has a detailed plan and meets the conditions prescribed by the law on land, urban planning, construction, urban development, real estate and housing business). Social housing: construction area: about 43,323 m2; the land shall be handed over to the State for implementation or selection investors to construct social housing (ground leveling, constructing complete technical infrastructure according the approved planning). Resettlement housing: 53 street-face adjoining house land lots (ground leveling, constructing complete technical infrastructure according the the approved planning). These land lots will be handed over to the state for implementation of the resettlement policy according to regulations after completing the technical infrastructure
Project implementation progress: Project duration: 50 years. Buyers of residential land use rights are entitled to stable and long-term land use in accordance with the land law. Investment progress: (expected) from the first quarter of 2022 to the first quarter of 2026. The detailed progress is determined after the investor selection is completed
